On February 25th, the BOC approved a new version of the Stream buffer ordinance. The newest version is stil inadequate and does not effectively address redevelopment and existing buffer encroachments. Despite industry concerns that the ordinance would severely limit property rights and economic development in redevelopment areas, the BOC voted unanimously to approve. DeKalb County is in the process of rewriting its zoning ordinance. Pond & Co. has been hired as a consultant to manage the rewrite with Sycamore Consulting contributing in the outreach efforts. At the July 8th Planning and Land Use Committee meeting, staff presented the first draft of the new workforce housing ordinance. The ordinance is modeled after Montgomery County, Maryland. The intent is to provide enough density bonuses to developers to make the inclusion of below market rate units economically feasible. County staff is seeking comments from the development community and is open to suggestions on how to improve the ordinance. Update- At the November 18th meeting, the BOC adopted the RNCD Ordinance. This ordinance will replace the current Conservation Subdivision ordinance in the County Code. At the June 10th meeting, the BOC voted to approve a 90 day extension of the moratorium on sketch plat filing, review, approval, and permits for the development and construction of conservation subdivisions. read moreCounty Revises Office/Institutional District
The Board of Commissioners approved revisions to the Office/Institutional (O/I) zoning classification on June 13th. The Dunwoody Homeowners Association expressed concern that land zoned O/I allowed for the construction of five-story apartment buildings without a public hearing or special land use permit. The Commission created a task force that drafted the revised ordinance that now requires a special land use permit for high-rise apartments (minimum three stories) to be constructed in the O/I district.
